Tips for choosing the right Roofing Contractor

How can you tell if a contractor might not be reputable? You may not want to do business with someone who,


Only accepts cash, or ask you to pay everything up front.


Ask you to get the required permits, or does not pull a permit.


Pressures you for a immediate decision.


Vague Proposal- Does not spell out scope of work and material to be used.


Just happens to have left over materials from previous job. 


1.)  Obtain at least two to three quotes through local referrals. The best referral is a satisfied customer.


2.) How long has the company been in business? An established company will be there to honor their warranties and communicate when any questions arise. Make sure the company has a permanent business address, stable office, support personnel, and a warehouse at the location. This may become important again should warranty repair service be required at a later date.


​3.) Look for a company with a proper track record. Request previous history of completed projects and client references or projects similar to your own.


4.) Make sure the company is licensed and insured. Ask for a copy of their liability, workmans compensation, auto insurance and all local and state licenses. Don't be afraid to actually call the insurance carriers to make sure the insurance certificates are valid. Remember if a contractor is not properly insured, you may be liable for accidents that occur on your property.


5.) Does the contractor supply a written contract or estimate? Job specifications and pricing should be written on the quote. get a detailed list of materials to be used. Review the contract thoroughly with the contractor to clarify any questions or concerns. beware of any request for unusually large sums of up front money before beginning work.


6.) Price isn't everything! be cautious of contractors with very low bids. it usually means they have cut corners to make a profit. Low bids drive down the market and anyone with overhead and proper insurance coverage bas established pricing to cover such costs. in the long run  you will get what you pay for. Customers sold soley on price ultimately spend more money to fix problems that arise from workmanship, due to the lack of supervision or not hiring experienced works, cheaper materials that are of less quality, and sometimes do not meet code, etc. Remember price is only one criteria for selecting a contractor. Make sure everybody is bidding apples to apples. All roofs are not the same!


7.)  What does your warranty cover? Make sure the contractor offers a warranty for both the materials and workmanship. Roof warranties are more than a piece of paper.  They can be a valuable tool in understanding the quality of the roof you're purchasing.  Roof systems that have better warranties are usually composed of high quality roof components. When you obtain manufactures warranty, it's backed by the full financial strength of the manufacturer.  When the roofing manufacturer is providing  the warranty they control the types of systems that can be installed and the quality of the products that are used. It is a good idea to review your warranties (what does it cover? is it transferable? exclusions? etc.)  with your contractor before signing a contract.
